How can agents use the Renters' Rights Bill to sign up more landlords?

In our recent blog, ‘What Agents Need to do to Prepare for the Renters’ Rights Bill’, we outlined some of the steps that you need to take to ensure that your landlords are ready for the changes the new legislation will bring. It’s a lot to absorb and there are also serious consequences if they get it wrong with hefty fines of up to £40,000 for non-compliance in some cases. And that’s before the cost of damaged reputations.
But we also promised to show you how to leverage the Renters’ Rights Bill to nurture relationships with your existing landlords and attract new ones. By getting ahead of the game and being proactive in offering services that help landlords navigate one of the biggest changes to impact them in decades, you could increase revenue and your reputation. Here are a few specific things you can do to help:
1 Offer free resources
Landlords want clarity over the changes presented in easy-to-absorb formats. Free resources such as guides or checklists will be welcomed to help them understand their responsibilities. By marketing these through a range of channels, such as Facebook ads, Google Ads, leaflets and email marketing you also have the chance to win new landlords looking for advice.
2 Host a landlord webinar
While some landlords will prefer printed material, others will want a more interactive environment in which to learn. A landlord webinar is the perfect opportunity for this. It allows you to run through the upcoming changes and explain what landlords can expect, showcasing your expertise and services in a more visual way that helps to build relationships. And of course, you can also remind landlords that you can help manage the new responsibilities for them.
3 Use the webinar recording to generate further marketing leads
Your landlord webinar is another asset that you can market to attract new landlords and generate leads through your usual marketing channels. You could also collate all your materials into a hub of resources that landlords can access on your website and market that too.
4 Create a support group
Landlords are also looking for support from their peers. Creating a landlord support group in your local market, such as on Meta, can help you to connect landlords with each other. That helps you to build a community and word of mouth, in addition to creating a channel for free advice and Q&As that landlords will love.
5 Use the opportunity to be better
While there are plenty of opportunities to offer more support to your landlords, the bill also offers you the opportunity to revise how you operate and ensure you are still serving landlords’ needs in this brave new world. So, make sure you also use this time as a chance to look inwards and improve processes to make life easier for your landlords – offering new services where you may have gaps in your offer. Such work not only helps you to justify your fees but could also enable you to increase them.
